Frequently asked conveyancing questions

To start conveyancing, you will need to provide proof of identity and address, along with evidence of your funds if you are buying a property. This may include bank statements, proof of deposit and your mortgage offer, if applicable.

These checks are required to comply with anti-money laundering regulations and ensure everything is in place before your transaction begins. We will let you know exactly what is needed when we open your file, and documents can be provided electronically or in person.

We’ll guide you through everything required to get started quickly and smoothly – please feel free to contact us to talk anything through.

Conveyancing typically takes around 10 to 12 weeks from start to finish, although this can vary depending on the circumstances.

Timelines can be affected by factors such as the length of the property chain, whether a mortgage is involved, how quickly searches are returned, and whether the property is freehold or leasehold. Leasehold transactions often take longer due to additional information required from third parties.

We work proactively to keep things moving and will keep you updated throughout the process.

If you’d like a clearer estimate, we can advise based on your specific situation. You can request an appointment with us here.

For property purchases, we ask for an initial payment of £300 at the beginning to cover search fees paid on your behalf. The remaining legal fees and your deposit are then due when contracts are exchanged.

If you are selling a property, we request an initial payment of £100 at the start. The remainder of our costs, along with any agent’s fees and mortgage repayment, are deducted from the sale proceeds on completion before the final balance is sent to you.

We’re happy to talk you through the costs and payment stages before you get started. You can also access your free, no obligation, online conveyancing quote – simply complete our form, it only takes a few minutes.

The cost of conveyancing can vary depending on the property and the complexity of the transaction. As a guide, fees typically include your solicitor’s legal costs as well as disbursements, such as search fees, Land Registry fees and any Stamp Duty that may apply.

Costs can differ based on factors such as whether you are buying or selling, whether the property is leasehold or freehold, and whether there is a mortgage involved. Leasehold properties and more complex transactions may involve additional work, which can affect the overall cost.

We always provide a clear, transparent quote upfront so you understand exactly what is included and when payments are due.

You can access your free, no obligation, online conveyancing quote here.

Choosing the right conveyancing solicitor is about finding someone who is experienced, responsive and clear on costs from the outset. A good solicitor will guide you through the process, keep you updated regularly, and explain things in plain English.

When comparing options, it’s worth looking at their experience with your type of transaction, whether they offer a clear fixed-fee quote, and how easy they are to contact. Speed of communication can make a big difference, especially when you’re working to tight timelines.

It can also be helpful to choose a solicitor who can support you if things become more complex, such as dealing with leasehold properties or unexpected legal issues.

What our clients say about the Alsters Kelley conveyancing team

Alsters Kelley was a referral from my Estate Agents, whom he recommended very highly, and I now concur with his thoughts. From the first letter of introduction, I found everything laid out in a language I could understand and in an order that was in line with a well-organised critical path, so there was no going back over the same thing, and we were all moving in the same direction.

Everything was made out to be easy and straight forward and I was kept informed on a regular basis, so there were no long pauses between processes, with a very quick completion.

I congratulate both sets of Solicitors on their cohesion and work ethic in getting the job done! Alsters Kelley Solicitors is a company I would highly recommend to anybody, whether an individual or commercial business, they have the expertise and professional know how, to provide ‘service’.
