Private Landlords watch out……

The Government has announced that after April 1st 2018, Private Landlords with rented properties will no longer be able to rent out a property with an Energy Performance Rating of F or G.

Landlords who own properties within these EPC brackets should begin preparing now in improving their properties to upgrade the energy efficiency to at least an E rating (unless the Landlord qualifies for an exemption).

The Government will require that all rented properties must be to an energy performance level E before the property is let –  a ‘let’ is defined as:

  • when a new tenancy is created,
  • when a tenancy is renewed and extended,
  • when a statutory periodic tenancy comes into existence following the ending of a fixed term,
  • a tenancy by succession comes into existence
  • a new tenancy is granted under a Rent Act or an agricultural occupancy is granted renewed or extended.

When purchasing a property for an investment (and before agreeing a purchase price on any new investment) please consider the rating on the EPC attached to the sales particulars and how much money you will need to upgrade the property to an E rating.

Private Landlords can check their EPC rating on their existing investment properties on the www.epcregister.com by entering the property address.
