21st Century healthcare delivered to Bradford

One of the Bradford’s largest GP practices has moved into new premises with help from Coventry and Warwickshire solicitors Alsters Kelley.
The four-storey 3,000 sq metre Ridge Medical Centre in the heart of Bradford, West Yorkshire, caters for 13,000 patients. In addition to primary health care services, the basement of the centre boasts one of the few NHS rehabilitation gyms as well as a minor surgery unit.
The impetus for the centre came from the practice outgrowing its old premises, which were in separate buildings just a few hundred yards from the new one. Those buildings were 25 years old and such was the rate of its growth that the admin and surgery sides of the practice were housed in different premises. That in turn led to logistical and communications difficulties.
The Alsters Kelley health centre team, led by associate Colin Frowd, has been responsible for negotiating the acquisition of the new freehold premises as well as negotiating a number of leases at the Ridge.
The practice is subletting the top storey of the building to the local Bradford Primary Care Trust. The middle two floors house the consulting rooms and meeting rooms, plus administrative staff.
Alsters Kelley devised a new combination of legal structures for the acquisition, development and occupation of the centre to assist the nine-partner practice (seven of whom are doctors) achieve their long held objectives.
Practice manager and partner Nick Nurden said: “The new building has just opened to patients and it is a huge improvement on what we had before. It took a lot of work to bring it all together but it has been very worthwhile. The role of Alsters Kelley throughout has been invaluable.”
Colin Frowd said: “Any new healthcare development is a challenge, involving, as it does, corporate, property, construction and banking law.
“Coupled with this, we had to ensure we had the right business structure for the partners in the practice to give them the confidence to take on this venture. We are delighted with the outcome.”
Alsters Kelley is a leader in the health centre development sector and is currently working on a number of schemes that involve the creation of facilities suitable for the 21st century throughout England and Wales.
